Here is how it works:
The listing broker lists a house for sale with a 6% commission (for example). If you call on his/her sign and deal with them directly, then you become their customer, however the seller of the house is their client. They owe the seller honesty, loyalty, and secrecy, but they only owe you professionalism. They cannot lie to you; however they do not have to tell you the whole truth. Then if you buy the property they make the full commission.
If you register one of our agents with the listing broker when you call them, then they have to split their commission with us (this costs you nothing) and you have someone on your side that owes you honesty, loyalty, and secrecy.
